Checking one plot takes several days
To judge what can be done with a particular plot, you currently have to gather data from many places: the municipal geoportal, the zoning resolution as a PDF, the Municipal General Plan as GML, flood hazard maps, the Natura 2000 registers, utility network data and transaction prices.
All of it is public, but every register works differently and publishes in a different format. Collecting and collating it for a single plot can take a few hours - before the actual analysis has even begun.
And the greatest risk often lies in what you do not check: a flood zone, heritage protection, the route of a transmission line or the lack of legal road access. A full feasibility study can settle those questions, but costs several thousand złoty and can take weeks.
Zonio brings it together in one place
In Zonio you select the plot by address, by cadastral parcel number or by clicking it on the map. With no account and no payment you can see its boundaries from the land and building register and the administrative layers.
Zonio then gathers the available planning documents and spatial data for that plot from the public registers automatically. The parameters written into the resolutions are ordered into a single table and set against the matching spatial layers.
Information that would otherwise have to be looked up across many sources therefore ends up in one place - on the map and in a single summary.
You get a report on that specific plot
The report shows what the available data says can be done with the plot, and which constraints have to be taken into account.
It covers, among other things, the permitted form of development together with its parameters, the constraints arising from the available registers, and the points worth confirming with the municipal office.
The finished report is downloaded as a PDF.
The data comes from official registers
Zonio draws on public sources, among them GUGiK, the Rejestr Urbanistyczny, municipal geoportals, GDOŚ, Wody Polskie and GUS.
Every layer in the report carries its source and the date it was retrieved. You can check where a given piece of information came from and verify it directly in the source register.
Zonio does not replace the municipal office, a licensed surveyor or a designer. It orders public data and helps you catch sooner the matters that need further verification. Administrative decisions, plan extracts and valuation reports remain with the competent office or the licensed professional.
