How is the general plan different from the old master plan?+
The master plan (studium) set directions and bound the municipality, but not the owner. The general plan is an act of local law: it covers the entire municipality, divides it into planning zones, sets municipal urban standards, and binds both new zoning plans and planning decisions. It is also published as spatial data rather than a scanned resolution.
What if my municipality missed the 31 August 2026 deadline?+
The old master plans expired on that date, so such a municipality has no directional document while its general plan is still in procedure. Local zoning plans in force and decisions already issued remain valid. Zonio shows what applies to the plot today and where the blank spot starts, and before you commit, it is still worth confirming the position with the municipal office.
Do you use the Urban Planning Register?+
Yes. The register has been running since 1 July 2026 and is one of our sources for planning acts, alongside municipal geoportals and the national GUGiK services. We cross-check it against what each municipality publishes itself, and the report says which source each layer came from and on what date.
Which parts of Poland are covered?+
All of Poland. The map, parcel boundaries and address search work in every municipality, because they run on GUGiK national services. How deep the analysis goes depends on what each municipality has published: planning documents are loaded for more than 180 municipalities, and for some of them the full cadastral record as well. The map shows exactly what is covered, and coverage grows with every import.
Does the report replace a professional appraisal?+
No. It pulls the public data together and flags what to check. The planning decision, the official plan extract and the valuation itself stay with the authority and the licensed surveyor.
Where does the data come from and how fresh is it?+
Only from official public registers: GUGiK, the Urban Planning Register, municipal geoportals, GDOŚ, Polish Waters, Statistics Poland. Each layer carries its retrieval date in the report.
What if the plot has no local zoning plan?+
The report then works from the general plan and from the facts on the ground: the neighbourhood, road access, utilities. That is what a planning decision is assessed on anyway.
Can I get an invoice?+
Yes. We issue a receipt or a VAT-exempt invoice on request.
